What we verify, and when

Before a property listing goes live

• Ownership documents checked at source — a title deed verified against the Land Registry, or the relevant local or village government records where that is the form of ownership held. Every listing states which form it carries.
• Seller identity and legal ownership confirmed — we establish that the person selling has the right to sell.
• Physical site inspection — someone from Oweru visits the land before it is published. No listing goes live sight-unseen.

Before a rental listing or agent is approved

• Landlord ownership proof required before any property is listed.
• Agent registration and identity verification — every agent is a known, registered person, not an anonymous intermediary.
• Tax registration confirmed as part of onboarding. Compliance is a condition of joining, not an afterthought.

Before a professional appears on Oweru Works

• Identity verification — every professional is a known, documented person before any client is connected to them.
• Credential checks — trade certification, licences, or equivalent proof of qualification.
• Client ratings and completed work history visible on every profile, so reputation is earned in public.

If something goes wrong — Property Sales

Verification is the first protection. These are the second.

• Every seller signs a binding warranty that they are the lawful owner and that the land is unencumbered and undisputed.
• If ownership is ever challenged, you don't fight it alone — we act on your behalf against the seller under that warranty, at our cost.
• The seller is removed, reported, and permanently barred from listing with us.
• You keep the full documentation trail — verification records, coordinates, seller identity, and the signed warranty — which is what any legal claim actually depends on.

If something goes wrong — Oweru Works

• The professional doesn't attend the agreed site visit. Your assessment fee is refunded automatically, and you are reconnected to another professional with no second connection fee.
• Work isn't done as agreed. Payment is released in stages, and only when you confirm each one. Raise an issue before release and the funds freeze while we review the evidence from both sides.
• A stage is disputed. Outcomes are defined, not improvised: full release, partial release matching the work actually completed, or return of funds to you.
• The job stops part-way. Because every milestone carries its own amount, completed stages pay out and unstarted stages return to you.

If something goes wrong — Oweru Rentals

• Your deposit and first rent are held for you, not by the landlord or agent.
• Funds release only once you confirm you have keys and the property matches its listing.
• If you cannot take occupancy, or the property is materially different from what was advertised, your deposit and rent are refunded in full.
• The listing is removed and the landlord or agent suspended pending review.
